Wee House Updated

The Wee house isn’t exactly a newcomer in the prefab game. In fact, it is one of the first modern prefab houses that I ever heard of being built. What is new is their website. They have given it a pretty thorough redesign since I last visited. They have a gallery of several different Wee houses that have been built already. They also have good floor plans and 3d models of different Wee configurations. What I like best about the site though, is that they make the pricing easy to find. So many prefab sites never really publish the pricing and you can never tell if its a good deal or not. This 1148 square foot X configuration would cost me between $159 – $174 thousand dollars in Utah, not including land and site work. That is about $140 square foot, which really isn’t bad considering it includes the shell with roof, windows, flooring, cabinetry, electrical, lighting and plumbing.

    Ouch, big bucks and not exactly modernist either. Anderson sliders, fake floors and a mish mash of materials… I’d call it ‘builder modern’.

    Ahhh… that’s NICE….

    And yeah, pretty good pricing… don’t forget stuff like permit fees, impact fees, and utils hookups, etc….. Those intangibles you pay for but don’t really SEE anything for it…

    No, it is actually bad. We did our home for $100 per square foot which included everything but land. Our home is completely custom and 100% modern. Prefab doesn’t make sense yet. It should be less expensive not more, I hope they keep trying though.

    I would love to be able to build our house for $100 per square foot, but that’s just not possible in Vancouver these days. Building costs vary so much according to locale, that pre-fab can be a great way to help reduce labour costs (which tend to be the most expensive).

    We’re looking at pre-manufacturing some of the wall cassettes for our place to help reduce the labour costs, but we’re still no where near $100, sadly.

    Just wait….the market is crashing. Construction costs are plummeting. 6 months ago, I was getting prices in Portland, OR at nearly $150 sq. ft. Now? It’s closer to $100. Granted, this is for a mother-in-law cottage, but it’s still a testament to the new reality. The days of overpriced building are coming to an end.

    And pre-fab? Mostly it just seems like an “alternative” that doesn’t provide much benefit aside from limited material waste. The costs are often stratospheric and probably make sense only in places like San Francisco or Seattle. I’d love the dream to work out, but so far it’s a far-off hope.
